An excellent maintenance supervisor must be reliable and have a great eye for detail.

SUMMARY: Performs specific carpentry, plumbing, electrical, HVAC, masonry, and appliance repairs and coordinates activities of employees and outside contractors.
Responsible for maintaining and repairing the physical structures of buildings and grounds by performing the following duties:
Directs employees and outside contractors with renovations such as cleaning, painting, carpet replacement, counter repairs, appliance repairs, etc.
Directs the employees and outside contractors in performing structural repairs to masonry, plumbing, woodwork, irrigation systems, swimming pools, spas, etc.
Responsible for correcting any known life-safety hazard
Obtain bids for work from outside contractors.
Assembles analyzes and submits bids to the Community Manager with recommendations
Acknowledges receipt of all goods and materials delivered to the property for maintenance and
Supervises and approves all work performed at the site by outside
Conducts regular safety meetings with maintenance staff and is responsible for ensuring compliance with all Hazardous Materials and MSDS
Upon approval from the Community Manager, establish the work schedule for maintenance staff.
Assists the Community Manager in planning and administering the maintenance budget.
Participates in after-hours and emergency response.
Establishes and documents preventative maintenance programs.
Creates and maintains a positive environment for staff and promotes a positive work environment.
SUPERVISORY RESPONSIBILITIES: Supervises the maintenance employees.
Carries out supervisory responsibilities in accordance with Mayfair’s policies and procedures and applicable laws.
Responsibilities include recruiting, interviewing, hiring, and training employees; planning, safety standards, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
