We currently have an immediate opening for a Community Director at our apartment community located in Edinburg, Texas.

Job Duties: Coordinates persons, activities, and available resources in order to accomplish property objectives to include maximizing occupancy levels and property values as set forth by the Property Supervisor and Property Owner by performing the following duties: * Oversees and manages all staff responsibilities to include maintaining a positive atmosphere with all staff as well as a positive relationship with supervisors and owners * Ensures privacy of all employee files, oversees leasing activity and ensures all files are being submitted to compliance in a timely manner * Responsible for general market activity, marketing, recommends specials and rental rates, reviewing of all marketing sources, curb appeal, maintaining of property binders, and scheduling of weekly staff/monthly safety meetings * Oversees move-out activity, work orders, collections, delinquency, physical condition of property, budget variance, renewal and NOI paperwork * Responsible for employee relations management to include hiring and termination process, performance reviews/feedback, ensure training and certifications remain current, review/process employee timecards, reports any on-site staff injuries, etc.
* Meets and walks with the Maintenance Director to review the make-ready board and assignments for maintenance staff to ensure maintenance emergencies are addressed, including TDHCA, REAC and Lender walks.
* Oversees the financial obligations of the community by assisting the Property Supervisor in the calendar year budget, ensuring all financial obligations remain current (including reconciliation of petty cash, billing of invoices, and approval of end of month Compliance packet), and ensure Yardi reporting is completed * Assists with evictions, ensures utility cut-offs as required on delinquent rents, and communicates with vendors/contractors concerning work scheduling, billing, vendor relations, and certificates of insurance * Responds to resident concerns in a timely manner such as phone calls and resident visits to office, documents and reports property incidents, reviews all resident correspondence which includes notices and letters, and reports all fair housing complaints or requests for accommodations to the Property Supervisor (including after hour calls and emergencies) Minimum Requirements: * 5+ years experience in property management (apartments) required * 3+ years Tax Credit/ Affordable housing experience required * Team player with positive attitude * Goal oriented and solution focused * High School or GED required * Bilingual skills are a plus!
